Kulturhaus Zinnowitz – a new phase in the redevelopment of a Baltic landmark

The historic Kulturhaus Zinnowitz project has entered a new phase following a comprehensive restructuring of the development company. London-based Fidera Group, a financial investor specialising in the restructuring and revitalisation of European projects, has joined Cornerstone Investment Management as a joint venture partner. Fidera is providing the additional capital required to complete construction and bring the development to market, while Cornerstone continues as an active co-investor and strategic partner.

Originally built in the 1950s as a cultural centre on the island of Usedom, the listed building is being carefully revitalised to preserve its historic character while introducing a modern residential concept. The project will deliver more than 80 high-end condominiums with an integrated spa and wellness area, located in the heart of Zinnowitz.

Implementation is being led by Dunman Capital, with Josip Kardun appointed as CEO and responsible for overall project management. Sendler & Company, based in Berlin, oversees project and construction management. Completion is scheduled for 2026.

Przemek Pikus - Partner at Cornerstone Investment Management.
"Kulturhaus Zinnowitz is one of the most unique redevelopment projects in our portfolio – a rare fusion of heritage, architecture, and modern lifestyle. Partnering with Fidera marks not only a strong vote of confidence in the project’s vision, but also reinforces our commitment to delivering on exceptional, high-value asset.”
