Every system inside has been redesigned or replaced, while the iconic elements – lush patios, cascading courtyards, and the timeless form – have been preserved and elevated. In an era when demolition often seems like the easy answer, this project went the other way: intelligent revitalization at a scale never seen before in the country.


Instead of releasing tens of thousands of tons of CO₂, the team achieved an 85% reduction in embodied carbon compared to constructing a new tower from scratch. V Tower is now future-proofed: smart, sustainable, comfortable, and ready for tomorrow. A project that not only answers rising tenant expectations, but sets a whole new standard for office redevelopment in Poland.

In recent years, especially in Warsaw, tearing down old office buildings became the obvious route: faster, easier, cheaper. V Tower is the confident answer to that trend. Its owners, with environmental responsibility in their DNA, followed the path of global real estate pioneers – not local convention. Demolishing and rebuilding would have emitted more than 27,000 tons of CO₂ – equivalent to what several thousand cars generate in a year. Instead, retaining key structural elements like the frame and façade drastically cut the project’s environmental impact. V Tower is the first real example in Poland that proves: there is another way. You can give a skyscraper a second life – consciously, boldly, and without compromise.


— We believe the future belongs to the transformation of existing buildings. V Tower is over 33,000 square meters of reimagined office space – not rebuilt, not wasted. Our goal was to combine deep modernization with timeless architecture. 2,000 square meters of gardens, five open-air courtyards, a sunlit lobby – features that almost no new building offers. We kept the best of V Tower, and redefined the rest – from the technical systems and cooling to the interiors. The revamped V Tower is targeting top-tier certifications – including BREEAM Excellent, WELL, and “Barrier-Free Building” – confirming its environmental performance, health-conscious design, and full accessibility for all users.


Technology of the Future – at a Scale That Matters.

V Tower is undergoing a full technical transformation. All major systems are being replaced – with an intelligent BMS system at the center. Ventilation units are being upgraded with new fan motors and optimized cooling power; VRV air-conditioning is being installed in server rooms. The HVAC overhaul includes modern fan coil units, high-performance chillers, drycoolers, air curtains, and more.


It’s a technological leap by design – one that considers not only user comfort but a rapidly changing climate. With hotter summers and extended heating/cooling seasons, energy-efficient systems are now essential.


The scope also includes new elevators and revolving doors, plus a smart lighting system in the main lobby that adjusts dynamically to daylight. Water-saving fixtures and an automated leak detection system are also part of the upgrade.

And the results? Tangible. V Tower is expected to cut its operational CO₂ emissions by over 40% and save more than 3,600 MWh of energy annually – more than the yearly consumption of a large shopping mall. At over 33,000 m², this isn’t just progress – it’s a powerful message: the future of offices can be built differently.

Its CO₂ intensity will fall below 95 kg/m²/year – well under the average for Poland’s 30 largest office buildings. Primary energy use will drop 31% compared to the pre-renovation state, surpassing EU Taxonomy thresholds. And the emissions tied to the entire redevelopment? Just 4,000 tons of CO₂ – a fraction of what demolition and new construction would have produced. Thanks to these gains, the project’s carbon payback will be swift.
